Terms of Service

These terms govern your use of Open House, a property management and brokerage platform operated in Cambodia. By creating an account or using the service, you agree to them.

1. The service

Open House provides rental and sales property management, listing distribution, agent collaboration, and related record-keeping for property managers, landlords, agents, tenants, and buyers.

During the closed beta, access is by invitation only. Features may change, and we may suspend the service for maintenance with limited notice.

2. Accounts and roles

You are responsible for keeping your credentials secure and for activity under your account. Tell us immediately if you believe your account has been accessed by someone else.

Your permissions depend on your role (property manager, agent, assistant, landlord, tenant, buyer). Some data is deliberately hidden from certain roles — for example, assistants see masked contact fields.

3. Your content and records

You keep ownership of the content you submit — listings, photos, documents, and messages. You grant us the licence needed to store, process, and display it to the parties entitled to see it.

Financial records (payments, receipts, settlements, expense ledgers) are business records. We retain them even after an account closes, for the period described in the Privacy Policy.

Do not upload content you have no right to share, or personal data about others without a lawful basis.

4. What we do not do

We are not a party to your lease, sale, or brokerage agreement. Contracts are between the parties.

We do not hold, transfer, or escrow your funds. Payment records in the platform describe transactions that happen elsewhere; recording a payment is not the same as receiving one.

We do not provide legal, tax, or investment advice. Where we surface information such as property tax status or title records, we report status — we do not certify that a property is safe to buy.

Where a listing, badge, or document has not been verified by us, we say so. Absence of a verification mark means we have not checked it.

5. Automated processing

We use automated systems, including AI models, to read uploaded documents (such as payment slips and receipts), transcribe voice messages, translate text, and suggest matches between listings and enquiries.

Automated output is a suggestion, never an authorisation. No AI result by itself confirms a payment, writes to a financial record, or sends anything on your behalf — a person confirms first.

Automated output can be wrong. Check anything that matters before relying on it.

6. Reviews and reputation

Reviews may only be left by parties who actually took part in a verified viewing or transaction. Negative feedback is not published verbatim; it affects aggregate indicators only.

Do not attempt to manipulate ratings, including by trading reviews or creating transactions solely to generate them.

7. Acceptable use

Do not scrape the service, attempt to bypass access controls, probe other tenants' data, or use the platform to contact counterparties in order to take the transaction off-platform in breach of a co-brokerage arrangement.

We may suspend accounts that break these rules, and we will tell you why.

8. Beta terms

The closed beta is provided as-is. We aim to keep your records safe and we take backups, but we do not offer an availability guarantee during the beta.

We may contact you for feedback. You can decline.

9. Changes and contact

We will give notice before material changes take effect. Continuing to use the service after that means you accept the new terms.
